What maintenance contractors ask us first.
Our client is the agent, not the resident.
Send the ask to both if you like. The resident rates the visit, the agent rates the job, and you decide which number goes on each request. The agent is the one who renews you, so their score is the one to watch.
Jobs run for weeks, not an afternoon. When do we ask?
You choose. Most contractors send it at sign-off, when the snag list is closed and the customer has an opinion worth having.
We use subcontractors on some of the work.
Tag them like any other team. A sub who keeps triggering low scores is costing you a contract, and this is the cheapest way to find out before the agent does.
What about a job that went wrong for reasons outside our control?
You resolve an alert with a note, so the record shows what happened and what you did about it. A resolved alert reads as a business that answers, not one that hides.
What about bad reviews?
You hear about problems privately first, with a name and a number attached, in time to sort them out. Compare that to an anonymous Google review where you often cannot even tell which job it was.
